Flat roofs are especially vulnerable to moisture damage because of their lack of elevation. Since the slope of the surface is low, water tends to pond. Left unattended, the water may degrade the surface and cause leaks.
Blocked Drainage
Clogged drains can worsen the issue of ponding water. As such, it would be a good idea to check the drains for any blockages.
Degraded Protective Layers
Moisture isn’t the only possible cause of surface degradation, however. As a consequence of their lack of elevation, flat roofs are also more exposed to UV rays. Combined with heavy rains and scorching heat, natural wear and tear can erode the protective layers of your roof and leave it vulnerable to damage.
Cracks in the Seals
Prolonged wear and tear can also take its toll on a flat roof’s seals. Sealants help waterproof seams and gaps that would otherwise serve as an entry point for moisture. Check if the sealants on the plumbing collars, coping joints and other structural openings have suffered signs of damage.
Signs of External and Internal Damage
Signs of external damage, like blisters, cracks, and punctures should be easy enough to spot. However, internal structural damage, like damaged joints or mold undergrowth, are harder to find.
Keep in mind this list isn’t exhaustive, and there are many other subtler signs of roof damage. Although self-inspections can help in minimizing long-term roof damage, they’re no substitute for an inspection by a professional roofing contractor.
Inspections shouldn’t be done only after extreme weather events. At some point, your roof will inevitably suffer some form of damage due to wear and tear. And when that happens, the damage needs to be fixed before it worsens.
